The Park Shore community in Naples is known as one of the most ambitious planned developments in the entire state. The site of the neighborhood covers more than 700 acres and includes over a mile of beachfront. This planned community began as a project of Raymond Lutgert, who bought the land in the early 1960s. Development started in the 1970s and 1980s and continues (on a much smaller scale) to this day.
As locations go, this one is five stars! Steps from the Gulf, a quick stroll from Olde Naples and nearby to many amenities, this has been a sought-after community for snowbirds and those seeking the Florida lifestyle for decades.
This neighborhood is just past its 50-year anniversary but clearly has many more years of sunsets and enjoyment to share with its residents.

The variety of housing options at Park Shore will surely suit every buyer. There are several condominium options, including beachfront high-rise and inland condos, and bay front condos. In addition to these, there are also villas with bay views and luxury single family homes which are situated inland.
There are a total of 600 single family homes in Park Shore. Additionally, there are 25 high rise condos and equally as many mid-rise condos.
Park Shore Real Estate Price Range
Prices in Park Shore range greatly, for both single family residences and condos. The condominiums are considered a little more affordable, with sale prices starting in the low $300,000s. There are some luxury options that will tip the scales at $15M, but in general the condos are lower priced. Single family homes start in the low $1M but can quickly climb to $15M.
Although many of the homes in this community are original and have been updated, there are still some new construction sites available to those who want to build their dream home.

Venetian Bay
Nestled right near the Park Shore residences in Naples is Venetian Bay, a high end, waterfront shopping and dining district. You’ll find everything from swimwear and jewelry to home décor and gifts. If you’re looking to grab a meal or a glass of wine there are plenty of options. The Village Pub is perfect for a burger and Le Petit French Café is lovely for a glass of wine.
Boating & Beach Access
The community itself is a boaters’ and water lovers paradise. For those looking to do some boating, there is direct access to the Gulf via Doctors Pass. Many homes here have private docks and boat lifts. Prefer some sun and sand? The white sand beach is just steps away!
Although many homes in Park Shore have private pools (and some even have tennis courts), there are both of those amenities available to residents of the community. There is no dedicated fitness center or golf course, but both of those can be found within close proximity.
Residing in this luxurious development also allows you to join the Park Shore beach association, which give you private beach access. The initial fee to join is $200, with a $125 annual fee in addition to that. You must provide proof that you reside within the Park Shore Community.
Park Shore Surrounding Area
Located in the heart of Naples, Park Shore is close to anything and everything one could want. There are dining and shopping options for all tastes and interests. There are also numerous sporting and leisure activities in and around the waterfront community. Obviously the beach is right outside your doorstep, but there are also amazing day trips you can take like a trip South to Marco Island or North to Sanibel Island.
Downtown Naples is located just nearby and provides year-round activities such as holiday parades and art festivals. There is even an annual car show, where locals bring out their fancy sports cars and show off their Ferraris, Lamborghinis, and Teslas.
Park Shore provides easy access to US-41, residents can travel to many area attractions, including Naples Botanical Gardens and the Collier Museum. Need to get to the airport? If you’re flying private, the Naples Airport is approximately a 15 minute drive. If you need to get to Southwest Florida International Airport (RSW) in Fort Myers, that will take a little longer, roughly 40-45 minutes by car.
