1949 was a big year for Aqualane Shores and Naples! It was the year that Naples officially became a city and the same year that development of Aqualane Shores began. As one of the first planned communities in Naples, work began as a dredge project, much like many other Florida waterfront neighborhoods. Most homes were built in the 60s and 70s. Many of these homes have undergone extensive renovations and updating in recent years, resulting in some fabulous Naples estates.
The developers of Aqualane Shores definitely had boat owners in mind when they planned the community. All properties have access to deep water canals and no-bridge Gulf Access, a must for the serious boater!

Aqualane Shores Real Estate
Although not gated, Aqualane Shores is an exclusive community of single-family homes. There are no condominiums or townhomes in this community, but rentals are allowed.
It is an expansive neighborhood, spanning nearly 300 acres and consisting of approximately 350 residences. The community stretches from 15th Ave to 21st Ave and from the Gulf of Mexico to Naples Bay.
As one of the premier communities in Naples proper, home prices are as you would expect. With many estates selling in the $5M to $15M range. These homes are sizeable, often over 4,000 square feet, with numerous bedrooms, bathrooms, and garages. As waterfront properties, most also feature docks, boat lifts, expansive decks, and swimming pools.
Aqualane Shores Amenities
People buy homes in Aqualane Shores for the direct Gulf access and water views, not golf or tennis. Although exclusive, this community has very limited amenities. There is no golf or tennis, no fitness center or Pickleball. Just amazing water views. The good news is that the HOA fee reflects this. The cost of association membership is only $95/year.
This HOA fee does actually have some benefits, it provides members with updates on the community in terms of upkeep, improvement projects, etc. In addition to be considered friendly, Aqualane Shores takes great care of maintaining the common grounds areas, including sidewalks, greenspaces and signage. The HOA is also very proactive about ensuring the safety of residents by providing proper crosswalk markings, lighting on paths, and other safety-related measures.

5th Avenue
Located at the southern end of Naples proper, Aqualane Shores is located close to fine dining, boutiques and beaches. A short jaunt will get you to 5th Avenue, with all its luxury boutiques, galleries, and cafes. 5th Avenue also hosts events throughout the year such as live music, art festivals, and “Cars on 5th” which features more than 575 exotic cars like Ferraris and Lamborghinis.
Beaches & Boating
Looking for some beach time? Naples Beach, home of Naples Municipal Pier, is right outside your doorstep. This is one of the best places (other than a home in Aqualane Shores) to watch the sun sink below the horizon.
Head south and you’ll hit Gordon’s Pass, a favorite among fishermen. Head north and you’ll find Lowdermilk Park, with volleyball courts, picnic tables and a playground, making it a great beach for families.
Naples Culture
If you are more interested in cultural activities, there are several museums in the area. These include The Naples Museum of Military History, the Naples Train Museum, and the Naples Zoo. Wildlife and birds more your style? Naples is full of wildlife viewing areas and birding trails, including the Naples Preserve, a 9-acre wildlife site where you can view Gopher tortoises and many other types of birds and plants.
If you live in Aqualane Shores there is a good chance that you may fly private, which means you’ll be traveling in and out of Naples Airport, which is only a 15-minute drive away. If you’re flying more traditional airlines, you’ll need to make the trip to Southwest Florida International Airport (RSW) in Fort Myers. Depending on time of day and traffic, this may take you close to an hour.
Regardless of how you get to Aqualane Shores, it is sure to be a paradise once you arrive. The Gulf access and sunsets are sure to make the trip worthwhile.
