Wild Blue is one of the newest and largest master-planned community in Southwest Florida. Currently in development, it spans over 3,000 acres, situated in Estero, Florida, between Fort Myers and Naples. A one of its kind, lake-front community, it is a collaboration between four of the region’s most renowned builders, each with their own variety of homes being developed. This gated community has water views and offers over 40 customizable floor plans from four different builders. The homes will range from 1,500 to 4,000 square feet and from $400,000 to more than $4 million.
Formerly a limestone mine, Wild Blue takes advantage of the existing land which includes three large man-made lakes. These lakes occupy over 800 acres within the community. In addition to the residential single-family homes in the community, it will also include 40,000 square feet of retail space as well as a public park. The park will be managed by Lee County and created in part to the donation of 488 acres from the Wild Blue development.

Once completed, the community will include approximately 1,100 single family homes, with a wide range of sizes and prices. All homes will have a West Indian style to them, creating a true tropical vibe. Each of the developers has their own proposal for the homes, see below for those specifics.
Lennar Homes, area builders since 1954, will be developing homes in the mid range, 1,800-3,800 square feet, between $400,000 and $700,000.
Equally as experienced, Pulte Homes will be offering higher end homes of similar size (1,600 to 4,000 square feet). Their prices will start out around $400,000 but quickly rise to over $1 million. These homes are designed with floor plans meant to bring families together in an open flexible living space.
A newer developer (relatively speaking), Stock Development will be building some of the most luxurious homes in the community. With 148 lots on their building list, the finishes and amenities are sure to impress, with prices approaching $4M!
Finally, WCI, a Lennar Company, will also be building within the Wild Blue community. For technology lovers, Lennar has a Wi-Fi Certified home design, putting everything at your fingertips!
Wild Blue Amenities
HOA fees in the Wild Blue community are approximately $1000/quarter but get you quite a lot of amenities. There is no community owned golf club, but a Jack Nicklaus renowned course is very nearby called Old Corkscrew. There are so many other things to do, you may not even have time to golf! The amenities at Wild Blue include multiple pols, both resort style as well as lap and aerobic pools. As a waterfront community you will also find a beach with cabanas, a boat launch and kayak launch, as well as a marina.
The exercise and spa facilities are amazing, with a state-of-the-art fitness center and manicure/pedicure options. Looking to take your fitness outdoors? Wild Blue has basketball and pickleball courts, bocce and horseshoes, as well as tennis courts (including a pro shop).
Building a sense of community is important at Wild Blue, which is why they also offer a private dining room, a pub for members, and a social center. There will also be events held throughout the year for residents.
Wild Blue Surrounding Area
This sizeable Estero waterfront community is located in the Corkscrew Road corridor, near I-75, and is surrounded by shopping and entertainment. Not far is the Coconut Point Mall, a lovely outdoor mall with great dining options. Also nearby is the Gulf Coast Town Center, the Miromar Outlets, and Hertz Arena. Truly central to all Southwest Florida has to offer, you can quickly and easily make it south to Naples or west to Sanibel Island.
Many beaches are only a short drive, and as a Lee County resident, you can get a beach parking sticker allowing you to park at many of them for free year-round! Bonita Beach, Big Hickory Island and Estero Island are all work checking out.
Feel like reading your Sunday paper over a nice latte? There are dozens of coffeeshops (including Starbucks) within a short distance. In the mood to wander a museum? The area has that too! Check out the Children’s Museum or the Naples Botanical Garden.
