Estero River Heights, as the name suggests, is a community situated right on the Estero River and Estero Bay Preserve. This location allows residents access to walking trails, wildlife viewing, and water activities like kayaking and fishing.
Like most developments in Southwest Florida, this area was built by dredging and filling, creating the lots that the homes are built on today.
Developed in the 1950s, this was the first incorporated development in the city of Estero. As such, it is a diverse community of retirees as well as new owners who have moved into the neighborhood. Estero River Heights is such a great place to live that many people who grew up there and then moved away have since moved back!
Although not a gated community, the neighborhood does benefit from a one road in and out layout so really the only traffic is from residents. The community itself consists of just eight streets and if looking at an aerial view, the streets almost create a tent shape.

The entire community consists of single-family homes. There are approximately 130 plots in the neighborhood, most of which are already developed, but there are a few empty lots waiting to be built on. Estero is not quite as expensive as its neighbors to the south, so home prices here are still reasonable. Single family properties in Estero River Heights typically sell for around $500,000. There are of course some larger homes with larger price tags (approaching $1M), as well as empty lots, which have sold in the low $100K. If you are considering this community for a rental property, the average price for high season is $5,000/month.
Estero River Heights Amenities
As this is not a traditional gated community, there are limited amenities. The Homeowners Association is actually based on voluntary participation. Annual dues for participation are $225. Membership in the HOA allows you access to the park, boat ramp, and association docks, which are maintained by the group and the HOA income. Approximately 90% of residents participate in the HOA. Only participating members are allowed to vote in any association business.
Unfortunately, there are no golf or tennis benefits as part of HOA membership at Estero River Heights, but it is close by both Breckenridge and Pelican Sound Golf Clubs. There are also but plenty of other outdoor activities that can be done in the area. You won’t find a fancy fitness center, but there are endless walking trails and rivers to paddle. Bird watching and wildlife viewing are very popular because of the location near the estuary and the river. Canoeing, kayaking, fishing, and boating are also great options if you are looking for outdoor activities.

Estero River Heights Surrounding Area
Located north of Bonita Springs, Estero River Heights is centrally positioned for access to both Naples and Fort Myers. Residents of the community can quickly access route 41 and I-75 which can get them to local beaches like Bonita Beach in 20 minutes. Travel a little further and you can get to Barefoot Beach and Delnor-Wiggins State Park in Naples.
One of the historical highlights of Southwest Florida is just 5 minutes from Estero River Heights. Koreshan State Park, on the National Register of Historic Places, showcases a utopian group of frontier settlers and their experience building a small village among the Florida palms. There are 11 meticulously restored buildings in the park as well as numerous native Gopher tortoises. Aside from the history and the tortoises, the Lee County state park has hiking trails, boating and fishing options, as well as wildlife viewing stations and campsites.
Is shopping more your style? In addition to the well-appointed Coconut Point, an outdoor mall in Estero, the Miromar Outlets are also close by. You can shop, dine, and stroll to your heart’s content!
