Estero Florida is a quaint, village-like city nestled just north of Bonita Springs and south of Fort Myers. Since 2010, Estero’s population has approximately doubled in size. One particularly hot segment of the housing market here is the Estero Florida waterfront communities, but they may not be exactly what you think.
Some of the notable landmarks in the Village of Estero is Hertz Arena, home of the Everblades hockey team, Florida Gulf Coast University (FGCU), Coconut Point Mall, and of course the Estero River that leads into Estero Bay and the Gulf of Mexico.

Types of Waterfront
Unlike it’s neighbor’s to the north and south, Estero is not particular well-known for waterfront, Gulf-access communities. Due to its geographic location as the eastern border of Estero Bay and the virgin mangrove forests that dominate this border, there are simply not many waterfront communities. But there are a few to be found.
That being said, much of the growth of Estero is happening to the east of Interstate 75, and some of these new communities are being built from former lime rock mining operations, where there are massive quarries that offer stunning blue-water lakes. These are not be confused with small neighborhood ponds. These lakes are big and deep. For instance, the community of Wild Blue has a total of around 800 acres of freshwater and lake front homes can support private docks and motorized boats.

Estero River Heights
One of the very few direct-Gulf access neighborhoods in Estero, Estero River Heights offers a small, one-way-in; one-way-out community with a park and public boat ramp. Some of the nearly one hundred plus homes in the community are situated on the Estero River which provides direct access to Estero Bay and ultimately the Gulf of Mexico. West Bay Club
This gem of a community that is surrounded by natural waterways, is an exclusive country club with world class golf as well as tennis, spa, fitness center and beach club. Bordering the Estero River and Estero Bay, West Bay Club offers its own community boat launch and a ferry service to Bonita Beach for residents. Wild Blue
Wild Blue is a brand-new community east of I-75 on Corkscrew Rd. It is almost 3,000 acres and will ultimately have over 1,000 single family homes. Due to its previous lime rock mining history, Wild Blue is home to over 800 acres of freshwater lakes with the largest lake being 560 acres and allows for private docks and motorized-boats. Corkscrew Shores
Corkscrew Shores is another new community along the Corkscrew Rd corridor east of I-75 and is home to a 240 acre lake from a previous lime rock quarry. The community is amenity-rich and features a large clubhouse, resort-style community pool, fitness center, outdoor bar, tennis courts, bocce ball and pickleball courts. The lake does not allow motorized boats but is popular for kayaking and canoeing. Home prices range from mid-$300’s to over $1,000,000. LEARN MORE
Pelican Sound
West of 41/Tamiami Trail in Estero is the large master-planned, golf community of Pelican Sound. This community is a mix of condos, townhomes, carriage homes and single family houses. It features a 27-hole bundled golf course that is included in the home purchase price and provides residents with a clubhouse and numerous community pools. Pelican Sound borders the Estero river and features a kayak and canoe launch as well as a boat ramp with access to Estero Bay.
