The Carolands is a private paradise in southwest Florida. Due to its location on Little Hickory Island, it feels like a getaway hidden among the other Gulf Coast communities of Bonita Springs, Estero, and neighboring Naples.
A single-family home community located a short walk from Bonita Beach on the northern side of Bonita Springs, the Carolands boasts some estate like homes as well as old-Florida style homes. It is an eclectic mix which has been constructed over the past 50 years. The first development began in 1964 and continues to this day.
All homes are situated along McLaughlin Boulevard, the main road that runs through the community. Mclaughlin Boulevard is a cul-de-sac so there is no through traffic, the only cars you will see are those of your neighbors.
In addition to a few remaining single family building lots, there are some homes which are considered small by today’s standards and may be torn down for the owner to build a beautiful new luxury home.
One of the many draws of the Carolands is that is has unparalleled views of the back bay and direct Gulf access via Estero Bay. This is a paradise for boaters and those who enjoy watching life by the water, including spotting dolphins and manatees while sipping your morning coffee.

Carolands Real Estate
The Carolands is a smaller community by Southwest Florida standards, including only 80 homes. Although exclusive, this is not a gated community. Another difference is that there is no Homeowners Association.
Homes range in size from a modest 1,000 square feet to a palatial 8,000 square feet.
Prices in the community range from the high $800Ks to the low $2Ms. This range is due to the size and amenities of the specific house. Although most homes have amazing views, private pools, and high-end finishes, much is dependent on additional factors like total square footage, number of garages, and anything else that would attract a buyer.
Carolands Amenities
As there is no Homeowners’ Association, there are also no community amenities. The true attraction of living in the Carolands is the proximity to Bonita Beach and access to the Gulf for boaters.
Since there are no HOA sponsored amenities in the community, many homeowners opt to have their own. In addition to swimming pools, you may see personal home gyms, tennis courts, and spa like surroundings.
For those who are looking for golf or other sporting activities, there are dozens within a short drive from the Carolands. In true Southwest Florida fashion, you may want to learn Pickleball (a court sport that uses a paddle instead of a racket). There are plenty of pickleball stores, courts, and even leagues not far from the community, putting truly everything you need at your fingertips!
Carolands Surrounding Area
As a waterfront community, the community is only a short walk to many beaches, including Bonita Beach and Barefoot Beach. Travel a little further north and you’ll reach Lovers Key state park. Head south and you’ll arrive at Delnor-Wiggins State Park. There are plenty of beach options to choose from if you’re looking for a change of location.
Renowned for its sea shelling, Sanibel Island and its neighbor Captiva are a 40 minute ride across the causeway, making for a great day trip!
Due to its location on the secluded Little Hickory Island, getting anywhere outside the community may take a little more time. Looking to travel out of town and need to get to the airport? Southwest Florida International Airport (RSW) will take you about 40 minutes.
In the mood to do some shopping? You’ll find plenty of high-end boutiques and restaurants located on 5th Avenue in downtown Naples, a 25-minute drive away. More of a bargain shopper? The Miromar Outlets in Estero are a quick 20-minute trip from the Carolands.
Southwest Florida, although known for its beaches, the Gulf, and amazing sunsets, also has amazing cultural options. In proximity to the Carolands are numerous museums, including the Baker Art Museum and the Bike Museum of Estero. There are also some locations that celebrate the flora and fauna of the area, such as the Everglades Wonder Gardens, and the Naples Botanical Garden.
