Bundled and Equity Golf Communities – What Are the Differences?
Let’s quickly breakdown the difference between bundled golf communities and equity country clubs.
Bundled Golf Courses
Firstly, bundled golf communities include the cost of joining the country club and golf course into the purchase of your home or condominium in the neighborhood. Typically, the costs are wrapped into the monthly HOA fee and do not require significant upfront costs to be able to take advantage of the golf course and country club’s amenities.
Often the membership in these communities is capped around 800 members in order to ensure that all residents in the community are still able to play golf several times a week if they want without worrying too much about long waiting lists for tee times or overbooking.
Bundled communities are an excellent option for those looking to invest in Naples real estate, as the membership is typically transferable to tenants while they lease the property (which is a huge amenity that can be offered to prospective tenants). This can also be a superior option for those who enjoy golfing but are not likely to play more than 3 to 4 rounds per week.
Equity Golf Courses
An equity course is the most common type of golf community that will be found in Naples. These communities are usually small and limited to less than 400 members – with members being able to hit the links as frequently as they would like and quickly schedule tee times if they feel like playing an impromptu round.
Most members of these communities have a high level of appreciation for the game of golf, and are willing to pay a premium for it in order to play as often as they would like. With initiation fees on the lower end being $41,000 and on the higher end being $300,000 or more (some refundable and others not, check each neighborhood for more details) the level of luxury that comes with these memberships is second to none and difficult to find elsewhere.
On top of the initiation fees, there is typically an annual membership fee as well as fees for other amenities to be enjoyed such as sports (tennis courts, basketball, etc.), beaches, and social memberships.
